- Use of 72% salvaged or refurbished furniture and furnishings
- 18% post-consumer and 20% pre-consumer recycled building materials & products
- 49% of all building materials were manufactured locally and 7% of all building materials were regionally harvested
- Low/No VOC paints adhesives, and sealants used throughout
- Green cleaning policy and program, which reduces the exposure of building occupants and maintenance personnel to potentially hazardous contaminants, as well as provides training for the new sustainable cleaning procedures.

There was no independent verification of energy savings, but both LEED and the IPD process required an outside party to evaluate (for LEED, to certify; for IPD, to verify performance goals in order to apply financial reward/penalty in contract) - The project has internal verification for results

Comments regarding barriers
- At several points during the process, consultants told the building owners it didn’t seem they could achieve LEED Platinum status.
- The original amount of money budgeted for LEED certification was insufficient.

How were they overcome?
- The financial incentive structure of the Integrated Project Delivery contract allowed difficulty to be met with creativity and motivation.
- Corporate expectations and the desire for personal affiliation with a LEED Platinum project also helped drive positive results.
- Budget constraint was easily overcome due to above motivations and modest need for additional funds.

What were the key lessons learnt?
The Integrated Project Delivery structure ensured that the right decision-makers were present and working together. Without this mechanism, we’re doubtful we would have achieved our ambitious results
